State of the art Tenant Referencing
One of our top priorities is to protect your property investment which is why all our tenants go through a rigorous referencing process which includes credit referencing, previous landlord and employment references, open banking search and identification checks. We can also reference guarantors where appropriate.
Inventory
Should you wish to take advantage of our professional inventory services, we can instruct our independent clerk to produce a full schedule of condition of the property prior to the tenant moving, in to record both the condition of the property and anything left such as furniture, curtains etc. It is essential that an accurate record is taken as this can be used at the end of the tenancy to compare the condition of the property should any claims against the deposit need to be made.
Deposit
Since The Housing Act 2004 came in to force, all deposits must be held in a government approved tenancy deposit scheme. We collect the deposit and protect it using one of the schemes. The deposit can then be uses to off-set charges for damages and/or in the unlikely event of rent arrears occurring during the term.
Rent Arrears
We have a strict regime in place for handling rent arrears which commences on day one of the arrears and will continue through to eviction if necessary Subject to status, we are also able to offer rent and legal protection via our referencing partner.

As a Landlord you have a duty under the Landlord and Tenant Act 1985 to keep the property in a good state of repair and to keep all wiring, plumbing, heating, electrical and appliances provided in safe and good working order.
